Pardee Commons
Home ownership at a price you can afford.
In September we broke ground on Pardee Commons, our ten-unit, courtyard, affordable home-ownership project. The Commons are a collaboration between Cityhouse, the Portland Development Commission, and Proud Ground. The Commons are located in the Powelhurst Gilbert neighborhood in outer southeast Portland.
We are creating an intentional home environment at Pardee Commons. Communitecture Inc. and Perkins Architectural designed the homes with a focus on livability and green building. The five cottages and five townhouses surround a common green, spurring opportunities to build and strengthen community ties.
These modern homes will be highly energy-efficient and sustainable. We are incorporating green building features, such as wood flooring throughout, upgraded insulation and efficient water systems. Amenities will include basements on some units. Though the project is only subject to the goals laid out in PDC's Greening Portland's Affordable Housing Policy, Cityhouse Builders LLC is committed to exceeding those goals by attaining Earth Advantage Platinum Certification and ODOE's landmark new High Performance Homes Certification.
Highlights of the green elements of this project include:
- Measures to increase energy efficiency
advanced heating, lighting, appliances, framing, glazing and insulation - Renewable energy production
solar panels for water heating - Climate responsive building envelope
rainscreen construction of exterior walls, large roof overhangs, exterior rigid insulation, fully insulated basements - Green interiors
low VOC paints, marmoleum and maple flooring - Reduced environmental footprint
shared court design, permeable masonry paving stones for reduced stormwater, and native and/or edible landscaping - Affordable home ownership
In partnership with Proud Ground these homes will be permanently affordable to families earning 50-70% of area median income.
